【操作性租赞】一种服务性租赁，是由出租人向承租人提供一种特殊服务的租赁。这种租赁的特征是资产所有人(出租人)负责出租资产的维修，保险和财产税。有些操作租赁由出租人而不是承租人提供作业人员、技术人员，负责操作设备。这种租用方式通常适用于一些需要专门技术进行保养、技术更新较快或使用频率不高的设备，设备的租期往往又短于预算寿命。例如出租飞机、船只或合约钻探。另一特点是租赁过程可以由承租人中断。承租人在使用资产时有义务支付租金。出租人可以要求承租人在解约之前一定时间内说明租赁终止期，但承租人不是自动在原租赁协议期间内负有租赁义务。这种租赁由于出租人除了要承担设备老化的风险外，还要承担提前中断契约或到期不愿续租或承购的风险，因此，这种租赁租金要比一般融资性租赁租金要高一些。对承租人来说，使用这种租赁，可以租用技术更新期较短或使用频率不离的设备，当有新产品间世可以立即淘汰，并可以经济合理的利用设备。所以，操作性租赁的设备多是较新的，适用性很强的，出租人易于找到一个新的承租人，或有一个完善的二手资本商品市场，能随时处理使用过的旧设备。
