多因素综合评定法
【多因素综合评定法】一种定性分析与定量分析相结合的评价方法，是国家土地局关于《城市土地分等定级规程》所指定的工作方法。其核心思想是综合考虑经济、社会、环境等多种因素对土地质量的影响，选取影响市地质量的若干因素建立指标体系并赋予各因素相应权重，然后根据各分级因素的优劣计算或确定分值，将各因素分值相加得出各土地单元总分，最后根据单元总分划分土地等级，其计算公式为:P=客wi·伐，式中”为某块地的综合得分，砚为第i种影响因子的权重，d。为第i种影响因素的分值，n为影响因子数。多因素综合分析有一套完整的因素和权重体系，土地单元的给分与分类是按照数学公式推算的，故分级结果具有准确性;另一方面它比单纯数学分析更符合实际。因为市地质量受社会经济活动区位的强烈影响，而人的行为规范很难全部用数学公式表达出来。而多因素综合分析是建立在征询专家意见基础上的，它既有定量分析的优点，又可克服单纯数学分析的某些不足，使分级结果更接近现实，而且公式简单、操作方便。
