【编制维修计划】在房屋普查的基础上进行，房屋普查是维修计划的前奏，它为编制维修计划提供资料。房产企业要建立一个近期或长远的维修目标，必须收集大量资料，为房屋损坏总情况的预测提供依据。对大修工程还要进行单项工程预测，编制说明书，预测包括查勘估价，提出可供选择的维修方案，进行可行性研究，在选择最优方案的基础上，形成维修实施的计划。编制维修计划过程可用下图表示: 编制维修计划要特别重视对好房保养，计划安排要合理确定保养资金与维修资金之间的比例。好房是房产的精华，是房产的大头，如果忽视对好房的保养，使其提前破旧，势必造成很大的浪费。随着现代化建设的发展，人民生活水平的提高，必须把旧房现代化列人维修管理的重要任务。所谓旧房现代化是对现有好房特别是旧社会遗留下来的好房，保持其原有的建筑风格、建筑造型，对其内部设施进行更新改造，或者调整其内部平面布置，提高使用功能。编制维修计划包括好房轮修计划、危破房屋翻修改造计划，这两类计划属于长期规划。然后根据长期规划制定具体的年度实施计划，并适当安排中小修资金。归根到底，维修计划要体现投资效益、社会效益和环境效益的统一。
