收益地价
【收益地价】又称“还原价值”。根据土地的平均年收益(纯收益)，除以通行周年利率(还原率或投资报酬率)所得的价值，收益多，价值大;收益少，价值小。土地收益价格计算公式为:V二A一C R其中V表示地价，R表示通行投资利率，A表示土地每年纯收益，C表示土地每年总费用。从公式可看出土地收益价格，决定于土地每年纯收益及通行周年利率(还原率)。如果土地每年纯收益正确可靠，而选定的还原率，又能符合实际，且假定一般人对投资购买土地、一般人对土地之投资购买，与投资于生产事业，或存人银行生利，都有大致相同的偏好，都是以赚取利息或利润为纯目的的。在这种情况下，计算所得的土地收益价格与土地的买卖市价大致相等。以计算土地之收益价格可能与土地之买卖市价相差无几。
