泡沫经济的过程能不断循环下去,条件有三:第一,只要人们预期房地产价格会不断上升,那么借款去买房子的人就一定能赚钱,在投机市场上就一定源源不断地有接班人。

第二,在房地产市场上买进卖出的成本保持在低水平不变。在我们这个假设的例子中,无论是张三、李四还是王五在交易中都没有发生任何交易成本。如果在交易过程中他们都是通过房地产开发公司或者其他中间商,那么在每次交易中他们都要支付一定比例的佣金或手续费。如果在交易中房地产增值的话还应当向政府缴纳增值税。这些费用越低,买卖房地产的利润就越高,就越容易刺激房地产投机活动。
