契价测算法
【契价测算法】剩余法的一种形式。由于在房产交易过程中，买方不只是购买房产本身，同时还购买了房产的原载体—土地的使用权，除房价外，还必须满足出售者原先对获取土地级差收益的要求，所以房产交易价格一般高出房产本身价值许多。房地产交易价格的构成大致分成三部分，即房产价格、土地价格和交易成本与费用。契价测算法就是用房屋交易契价(交易价)减去其他各项非土地因素(房产价格和交易成本与费用)的余额作为地价的一种计算方法，其计算公式为:地价二房屋交易价格一房产价格一交易费用一利息。
