This paper takes common commercial housing in Harbin as study object,uses the datum of 1996 -2006,establishes econometric model of commercial housing price in Harbin by adopting the theory of econo- metric model and Eviews software,from the form mechanism of Real Estate price and gets the main factors in- fluencing the change of commercial housing price in Harbin.
文章以哈尔滨市市区普通商品住宅为研究对象,利用哈尔滨市1996—2006年的数据,从房地产价格形成机制出发,运用计量经济学的理论,通过Eviews软件建立哈尔滨市商品住宅价格的计量经济模型,分析了各主要影响因素对房地产价格的影响方向、影响程度和作用方式,为政府、开发商、居民提供重要的决策支持,对于制定有效的宏观调控政策具有重要的意义。

城市商品零售价格指数：是反映本市市场零售物价水平变动趋势和程度的相对数。按现行分类有食品、饮料、烟酒、服装鞋帽、纺织品、中西药品、化妆品、书报杂志、文化体育用品、日用品、家用电器、 首饰、燃料、建筑装璜材料、机电产品十四个大类，300多种商品。以实际调查的综合平均价格，按加权算术平均公式计算。权数是社会商品零售额中各类商品零售额的构成比重。
