文章以哈尔滨市市区普通商品住宅为研究对象,利用哈尔滨市1996—2006年的数据,从房地产价格形成机制出发,运用计量经济学的理论,通过Eviews软件建立哈尔滨市商品住宅价格的计量经济模型,分析了各主要影响因素对房地产价格的影响方向、影响程度和作用方式,为政府、开发商、居民提供重要的决策支持,对于制定有效的宏观调控政策具有重要的意义。
