房地产业是以房地产为经营对象,对房地产进行开发建设、经营、维修、管理的经营活动或行业的总称,是一个独立的自成体系的产业部门:而旅游业是包含“行、游、住、食、购、娱”六大要素在内的综合性产业。但是归根到底,两个产业都是依托于土地,通过对景观文化资源的开发利用以满足人类需要的第三产业。随着土地利用的功能复合化以及人类需求的多样化,旅游产业与房地产业出现了在同一环境要素上功能重叠的现象,并且在产业形态上出现了旅游房地产业这一交叉分支。
旅游房地产的发源地始于法国地中海沿岸。上世纪初,地中海沿岸开发了大量海滨别墅,旅游景观房地产成为是旅游房地产的初期形式。20世纪60年代法国阿尔卑斯山地区的别墅度假村首先开发了以分时销售的方式招揽客户,旅游和房地产紧密结合,标志着旅游房地产业的诞生。此后,大批国际金融投资商、地产开发商、酒店投资管理机构纷纷介入旅游业、休闲度假业,旅游与房地产的结合模式也随着旅游房地产业的发展得到不断的丰富和创新。
