城市土地开发和商品房贷款


【城市土地开发和商品房贷款】为了支持城市土地开发和商品房建设,银行向各类房地产开发公司发放贷款。贷款的重点用于大中城市的住宅建设,结合住宅建设的旧城改造,出售给个人的商品房建设。银行对贷款企业的贷款申请和相应的开发方案或可行性研究报告,必须经过认真的审查和评估,实行择优发放。发放的贷款可以实行抵押贷款,也可实行担保贷款。贷款期限从合同签订之日起,到贷款还清之日为止,商品房贷款一般为一年,土地开发贷款一般为两年。城市土地开发和商品房贷款取得的开发公司,不仅要符合该种开发公司的条件,而且必须符合贷款条件:①开发小区或项目符合城市建设总体规划的要求;②小区的规划、设计经由有权机关批准;③具有计划机关或主管部门下达的年度计划;④以销定产,定向开发,预售房屋贷款一般不低于建房面积的70%;⑤预收定金和预收房款一般不低于销售总价或当年投资的50%;⑥有偿还贷款本息的能力。
