【动产或不动产融资估托1动产或不动产融资信托是由大型设备或财产的所有者委托银行(或其他信托机构)办理的以融通资金为目的的信托。这种信托业务往往把信托、投资以及设备的销售、购买、租赁等结合进行，所以关系比较复杂，涉及的当事人也比较多。在这种信托业务中，大型设备或财产的所有者是委托人和最初受益人，商业银行(或其他信托机构)是受托人，购买信托财产受益权证书的投资者是受益人。 除上述关系的当事人之外，此种信托还涉及大型设备或财产的购买者或租用人，即信托财产的用户。 动产不动产融资信托业务的基本程序是: (l)大型设备或财产所有者(委托人)、商业银行(受托人)、设备或财产购买者或租用者(用户)三方订立基本协定。大型设备或财产的所有者委托商业银行出售或出租其设备或财产;商业银行接受委托后，发给设备或财产所有者(委托人兼最初受益人)受益权证书。 商业银行将设备或财产出售或出租给用户，由用户向商业银行支付货款或租金。 (2)设备或财产所有者如果想提前取得货款或租金，可以在金融市场上将受益权证书出售，转让给投资者，投资者购买受益权证书后，就成为该项信托财产的受益人。 (3)商业银行向投资者(受益人)支付本金和收益。 上述不动产或动产融资信托业务程序可用下图表示。撇「矍丝出告设各托人兼最初受益人)受益权证 书⑧出租设 各⑦用户支 付祖金召户(晌买人成且用人)⑧银行向受益投资者人支付本金和收益(受益人) 动产或不动产融资信托对信托财产的所有者、商业银行、用户和投资者都有好处。它可以使信托财产所有者通过受益权证书转让及时收到货款和租金;用户可以通过设备购买或租用取得较多的资金融通;商业银行通过办理动产或不动产融资信托获得手续费收人;投资者可以通过购买受益权证书，得到收人可靠的金融资产。
