租金
【租金】出租人在转让设备使用权时，按具体租赁时间所索取的费用。租金通常按出租人在整个租赁期间，将要收回的设备资本费用连同它的一切开支(主要是利息)和某种利润来计算的。 租金的计算都是以租赁交易上所需的各项成本为基础的，出租人向承租人提出的租金一般包括:①设备的购置成本:设备的原价加运费。②融资成本:为了购买设备，租赁公司向银行或其它金融机构筹措资金所支付的利息。③手续费。④利润。⑤其它费用，如各种税收、保险费、维修保养费和技术专利等费。 租金的一般计算公式为:租金=(租赁物原价加、运费一估价残值+利息十利润+手续费一些日本公司，常依下列公式计算租金:L二(l+i)’ n一l式中:L为每期应付租金;p为租赁物价款;i为年利率。如每半年支付租金一次，则除以2，每季度支付一次，则除以4。利率包括利息及折成年率后的税金、保险费、手续费等。用此种公式，支付方式必须为每期租金固定均等后付。如租金先付其计算公式为:r_pX一X幻‘-不石几(l+i)”-租金的支付形式可从不同的角度来分类。按租金可否调整分，可分为固定租金与浮动租金两种。大多数租金都采取固定租金形式;有些则采取浮动租金。浮动租金根据利息率和公司税率变动情况按期对租金进行调整，比较麻烦。决定调整的前提为:①未获得原规定的税收减免。②税则制度与纳税时间的改变。③未收到预计本能收到的补助金。④汇率下跌。⑤利率变动。按特殊的支付情况来划分，可分为四种不同的支付办法:按季节进行调整支付、逐步递增支付、递延支付以及直线上升支付。这四种支付方式一般是根据租赁设备的特点和承租人的要求而定。如有些出租设备的使用具有季节性，旺季使用率高，淡季使用率低，则租金的支付方式就采用按季节进行调整的支付方式，旺季收高租金，反之则收低租金。如通货膨胀严重，出租人所收的租金的价值预计逐步减少，则租金的支付方式就会采用逐步递增的支付方式，使承租人每次或每年支付的租金都比前一次的水平高，幅度等同与通货膨胀幅度。假如有的租进设备，安装完需经过一段时间才能产生效益，则租金可能采用递延支付的方式，让承租人在租进设备未全部投人综合使用并产生经济效益前，免付一段时间的租金。如果承租人要求在租赁期内所支付的租金按少于全部资本费用的回收额来计算，那么在期满时，租金可直线上升地一次结算付清。 租金的支付周期有3个月的、半年的或一年的。一般讲，租金支付周期短，间隔时间短，频率大，则承租人的成本会增高，反之则减少。
