【级差收益测算法】通过建立土地级别与企业利润、资金、劳动投人量的函数关系式，然后剔除非土地因素的影响，推算级差收益，进而还原为地价。其函数关系式可描述为:Y二F.【x、·从·f(凡)〕。式中:Y表示企业利润，x，表示资金投人量，凡表示劳动投人量，f(凡)是单位土地面积的级差收益，凡表示企业所在的土地级别。这里最重要的是选用合理的数学模型及其系数。比较通用的数学模型有:1.指数回收模型，其表达式为:巧二A(1+R)n，Y。二巧一A，式中:n是土地级别;巧是企业单位面积用地利润值;A是基数，表示零级土地的收益;R是利润级差系数;Yn是第n级的土地级差收益。2.多元线性回归模型，其表达式为:Y=A0+Al目十标十凡。+v，式中:Ao、人、凡、凡均为回归系数，a为常数;v为随机项;x;为土地级别;Y、、、为分别为单位面积的企业利润量、资金占用量和工资占用量。3.柯布—道格拉斯式模型，其表达式为:Y=A. x.’·、，·为，，式中:A为常数;。、p、7为待定系数;为为土地级别;Y、x，、、分别为单位面积的企业利润量、资金投人量和劳动投放量。
