土地面积亦称宗地面积，是指一宗地权属界址线范围内的土地面积。
一宗地权属界线范围内的面积。因此，土地权属界址一旦确定，土地面积亦随之确定。若某宗地权属来源证明文件上的界址范围与实地一致而面积不一致，则一律以界址范围为准，更正土地面积数据。面积量算的原则是：图幅为基本控制，分幅进行量算，按面积比例平差，自下而上逐级汇总。具体程序是：分幅量算各乡总图斑面积，用图幅理论面积进行控制和平差；分乡量算各村总图斑面积，用乡平差后的总图斑面积进行控制和平差。分村量算碎部（地类）面积，用村平差后的总图斑面积进行控制和平差。当一幅图的各类土地面积全部按规定量算后，就按本图幅由碎部分逐级向上统计、汇总和校核。当某一乡的有关图幅的面积全部按规定量算后，分地类按行政单位逐级向上统计、汇总量算的结果。简单地说，就是分幅由总体到局部进行控制量算、平差，按行政单位由下而上逐级统计、汇总。土地面积可以根据权利人对宗地的使用情况，分为独用面积、共用面积、共用分摊面积。
