地价分配率
【地价分配率】 某栋建筑物，由于各楼层所能提供的效用不同，使各楼层的使用价值不一致，一般是一楼的价值最高，二楼次之，然后逐渐下降，至四楼最低，而后又逐渐上升。各楼层的价格与基地楼层价格的比率，称为地价分配率。地价分配率一般通过下列二种方法求取:1.从各层楼的出售价格中扣除建设公司利润，费用及建设费，剩余的金额折算成比率。2.从各楼层的租金中扣除各项经费及应当归于建筑物的报酬部分，剩余的租金折算为比率，即得。
