【不动产贷款】不动产贷款是一种以不动产作为抵押品的贷款，主要用于房屋、土地、工商企业设备的购置、建造等用途。近年来，商业银行的不动产贷款在贷款总额中的比重不断上升，在美国已达到30%左右。不动产贷款是一种典型的中长期贷款，贷款期限一般为5一20年，最长可达30年。不动产贷款是一种担保贷款，因为其放款是以财产作抵押的，即使财产价值减少，其净值仍可弥补贷款的损失。可以作为担保或抵押的不动产包括家庭住宅，工业企业的厂房、设备、仓库，商业企业的店铺、仓库、办公楼等。与其他，贷款相比，不动产贷款的流动性较差，尽管其次级市场已经建立，这个问题仍未得到最终改善，所以商业银行都尽可能将这类贷款控制在适当的比例内。如在美国，一般规定一家银行不动产贷款的总额不得超过银行定期存款的70%或银行资本金加公积金的总和。 不动产贷款可以划分为直接不动产贷款和间接不动产贷款。直接不动产贷款是指那些由银行直接向借款人提供的、用来购置不动产的贷款。这种贷款一般要以所购不动产的产权作抵押。间接不动产贷款是指银行不直接将贷款发放给不动产的最后购买者，而是将其发放给其他中间机构的不动产贷款，如向建筑商发放的建筑开发贷款。 不动产贷款一般分为四类，即建筑与开发贷款，农地抵押贷款、工商业房地产抵押贷款和家庭住宅抵押贷款。 1.建筑与开发贷款。建筑贷款主要是为商业、工业和住宅建设提供融资，用于支付工程所需的原材料和劳务费支出。开发贷款则用于在预定将要建筑房产的小区内外修建道路和其它公共设施，即所谓的“七通一平”，即交通、通讯、通电、通水、排污、通液化气、供暖和土地平整。建筑与开发贷款的期限一般为1一2年，以在建工程的所有权作抵押。这种贷款级占不动产贷款总额的l。一巧%。 2.农地抵押贷款。在西方国家，大部分耕地和牧场为私人所有，可以买卖和抵押。商业银行发放的农地抵押贷款主要用于大中型集约化农场和饲养场购置土地，扩大经营规模。农地抵押贷款的期限可长达30年，有的甚至超过印年之久。这种贷款只占不动产贷款总额的3一5%。 3.工商业房地产抵押贷款。这种贷款亦可简称为商业房地产贷款，是指以商贸、服务业使用的建筑物以及写字楼、标准厂房等为抵押品发放的贷款。
