【山地城市分级因素】既包括一般城市分级因素,(即商务繁华影响度、道路通达度、公交便捷度、生活设施完善度、公用设施完备度等),又包括影响山地城市土地质量的地貌因素,如地面坡度、地面起伏度、地面切割度等因素。同一般城市相比,山城土地质量具有如下特点:1.地表切割度大,地块面积小,工程难度大、城市土地利用受限制;2.地形崎岖、坡地面积大。土地利用阻力大,城市基本建设费用高,每平方米造价高达3田元左右,因为市政工程要开挖大量土石方。为了克服地形阻力,交通线路要环绕、翻越或建造桥涵、索道,必须追加建设投资。据研究当道路平均坡度为5%时,建设费用需增加8%,平均坡度在8%时,建设费用需增加18%;3.地貌条件除上述直接影响外,还通过影响人口居住、商业网点和交通道路的分布,间接影响市地质量的空间分异特点。因此,对于山地城市来说,地貌因素是制约土地质量的重要因素,必须将其作为充分的参评因素。
